DSCR loans are the workhorse of modern real estate investing. By qualifying on the property's cash flow instead of your personal income, they sidestep every problem self-employed investors face with conventional lenders.
The math is simple: monthly rent ÷ monthly PITI must equal 1.0 or higher. If the property cash-flows, the loan is approvable.
